Quail Park Villas debuts new model - KansasCity.com

After a two-year hiatus, construction has resumed in Quail Park Villas, a maintenance-provided community at 141st Street and Pflumm Road in Olathe, and a new model home will debut Dec. 27.

Quail Park Villas, developed by Tom French, is an enclave of just 30 homes. Tom French has been building homes in Johnson County for more than 30 years and is a pioneer in maintenance-provided communities. The new plans at Quail Park were developed to fill a need identified by visitors to other Tom French communities.?We discovered that many people who visited the twin villas in Holly Ridge in Overland Park were seeking a stand-alone villa and others who visited the luxury homes in Linden Place in Overland Park wanted a smaller stand-alone villa,? said Susan Hoskinson with Better Homes and Gardens Real Estate Kansas City Homes, who markets Tom French communities. ?To answer those needs, we developed the new plans for Quail Park Villas.?The new model is the Chestnut plan, listed at $315,000. It is a charming reverse 1 1/2-story plan with a finished walkout lower level. This home has three bedrooms, three bathrooms and a finished recreation room. Expansive wood floors, decorative tile and oil-rubbed bronze fixtures are only some of the luxury finishes. ?This home has a very open design, which today?s buyers prefer,? Hoskinson said. ?The expansive great room and dining area are conducive to entertaining, and two of the bedrooms and bathrooms are on the main level.?She added that the Chestnut model has all of the upgraded finishes that potential buyers liked at Holly Ridge as well as some of the finishes found at Linden Place. Although the home is not yet completed, Hoskinson said potential buyers may call her at 913-484-2839 for a preview showing.?We already have a lot of interest in this home, so don?t hesitate to call,? she said, adding this has been her busiest year and she?s been in real estate since 1996.?With a very few exceptions, our homes have been selling before they are completed,? Hoskinson said. ?We can?t build homes in most of our communities fast enough to meet demand.?Another reason for interested buyers to hurry to view this new model is the scarcity of opportunities remaining in Quail Park Villas, where only seven home sites are available, including walkout, daylight and level sites. Home prices range from the $290,000s to the low $300,000s.The $225 monthly homeowners? fee at Quail Park Villas covers lawn maintenance and snow removal. Quail Park has an Olathe address but students attend schools in the Blue Valley district, including Liberty View Elementary, Pleasant Ridge Middle and Blue Valley West High schools. Other Tom French Homes communities include the Cottages at Cross Point Creek at 87th Street just west of Renner Road in Lenexa, Foxfield Court at Lone Elm Road and 116th Street in Olathe, Holly Ridge at 158th Street and Lowell Avenue in Overland Park and Linden Place on 124th Terrace east of Nall Avenue in Overland Park.
